Nashville has finalized its regulations for Detached Accessory Dwelling Units. The goal is to provide more housing in certain neighborhoods while preserving existing homes.
That makes perfect sense in neighborhoods like the John Hobson subdivision in East Nashville, where you’ll find 1035 Seymour Ave. Many of these lots have big backyards with alley access. That provides plenty of room to build a detached dwelling. Since most homes in John Hobson subdivision don’t have garages, a great option would be a detached garage with an upstairs apartment. This can be used for extended family or rentals.
The DADU can’t be bigger or taller than the primary structure, and either the DADU or the primary structure must be owner-occupied. There are design requirements to help keep neighborhoods looking good and DADUs can’t be built just anywhere in Nashville.
